Toll Brothers hosting kitchen and bath expo

As an incentive, buyers who purchase a residence Saturday or Sunday will receive upgrades and finishes in the kitchen and bath for $1. The incentives vary from development to development, but typically are valued from $40,000 to $60,000.

For example, the builder is offering a package valued at $53,000 on its single-family residences at Hawthorn Woods Country Club. In the kitchen, it includes a built-in Sub-Zero refrigerator, custom tile backsplash in natural stone or marble and upgraded maple or cherry wood cabinets. In the bath, the offer includes upgraded specialty granites and custom tiles.

A townhouse package at Hawthorn Woods, valued at $44,000, includes Viking stainless steel appliances, custom tile backsplash and upgraded cabinets in the kitchen as well as upgraded granite and vanities in the master bath.

The company offers several programs to help potential buyers sell their current houses, including home staging services, extended build times and mortgage programs through TBI Mortgage.

Single-family residences and condominiums are base-priced from the upper-$200,000s to the upper-$600,000s.

Toll Brothers has 18 decorated models open for viewing at the following developments: Hawthorn Woods Country Club, Bowes Creek Country Club in Elgin, Bloomingdale Walk, The Crossings at Morton Grove, Patriot Commons in Glenview, Lake Run Estates in North Aurora, and Woods of South Barrington.

Deerpass Meadows

Sales are under way for 73 townhouses at Deerpass Meadows in far northwest suburban Marengo by designer/builder Leonard Besinger Jr.

Ground-breaking is scheduled for July with initial occupancies slated for the end of November.

Base-priced from $119,000, the floor plans include one- and two-bedroom ranches, a two-bedroom bilevel design, and a three-bedroom, two-story residence. Plans range from 1,007 to 1,554 square feet.

Each townhouse includes an attached two-car garage plus two parking spaces, a dining area, a great room and master bedrooms with walk-in closets.

Options include air conditioning, a patio, powder room and an extra full bath.

Site plans call for 30 buildings with two to four units in each and brick paved sidewalks and rain gardens to help manage storm water.

Monthly assessments are estimated at $75 and include exterior maintenance.

Deerpass Meadows is being developed within The Communities of Deerpass, a 250-acre project.

Maple Wood Estates

Sales are under way at Maple Wood Estates, a development of 29 townhouses on a 6-acre parcel in Glen Ellyn.

There are four two-story floor plans available base-priced from $549,000 to $689,000 and ranging from 2,245 to 2,951 square feet.

The 2,245-square-foot State Street plan can be expanded to 2,677 square feet with an optional fourth bedroom and loft layout.

The 2,951-square-foot Autumn Blaze plan offers a dining room adjoining a two-story living room, and a kitchen with a large granite island connecting to the family room.
