Stater Bros. will be the second anchor tenant in the shopping center, said LNR Property Corp.'s Commercial Property Group, the developer. The store is the first in North County to be built from the ground up as a Stater Bros.; the other stores previously were other supermarkets.
The new Trader Joe's location will be the first in Carlsbad for the specialty grocery store chain. Other North County locations are in Carmel Mountain Ranch, Encinitas, Escondido and Oceanside.
Stater Bros. and Trader Joe's are scheduled to open during the first quarter of 2009. Other anticipated tenants include a full-service restaurant, casual restaurants and a drugstore.
Bressi Village Shopping Center is in Carlsbad's Bressi Ranch master-planned community at the intersection of Gateway Road and El Fuerte.
The shopping center features a "Main Street" design. It is adjacent to the residential and business park components of Bressi Ranch.
The Bressi Ranch community has 623 homes, Pacific Ridge School and a Boys & Girls Club. It is projected to have up to 2.1 million square feet of office and industrial space once it is built out.
Bressi Village is intended to serve not only Bressi Ranch, but other parts of Carlsbad and nearby communities, said Jeff Williams, director of development for LNR's Commercial Property Group's San Diego region.
Bressi Ranch is noted for being the first master-planned community in North County built with a "smart growth" strategy in mind. The term refers to development that locates homes, commercial development, offices and schools close by.
Smart growth is meant to encourage people to spend more time in the communities where they live, reducing traffic congestion. A third of the area is set aside for open space and wildlife habitat preservation, with paths and trails going across the development.
The development plan for Bressi Ranch was approved by the Carlsbad City Council in 2002. Grading began in 2003. Its grand opening was held in February 2005.
