Trammell Crow Residential Dallas Project Named "Best Garden Apartment Community" in the U. S. by the National Association of Homebuilders' Pillars of the Industry Awards

Located in a transitional Dallas neighborhood at the corner of Fitzhugh Avenue and Homer Street, the Alexan Fitzhugh is a three-story, 452-unit community on a 10-acre site minutes from downtown. The site, previously occupied by aging apartments, was completely redeveloped by the project, helping rebuild the surrounding area.

Darren Schackman, Trammell Crow Residential senior managing director, believes the attention to detail Trammell Crow Residential put into Alexan Fitzhugh marks the evolution of the garden-style apartment community.

"We tried to give the residents everything they want, where they live," Schackman said. "They no longer need a gym membership or need to run to the coffee bar. Everything is here for residents to live, work and play."

Alexan Fitzhugh has four interior courtyards, three of which have large swimming pools. Wireless Internet access is available throughout the property, including in the spacious clubhouse and two-story fitness center.

Lush landscaping lines walkways, while three large parking garages integrate seamlessly. The exterior is a combination of stone, stucco, furnished block and siding, and takes cues from the surrounding neighborhood structures.

"We took time studying the area and wanted our project to be a contextual fit - a 'new era' craftsman style design," said Erik Earnshaw, project manager of Beeler Guest Owens Architects.

Schackman added, "We did structured parking to increase density and give our residents great covered parking in a controlled-access environment."

All units feature upgraded amenities including brushed nickel fixtures, granite countertops, stainless steel appliances, faux wood flooring, ornate crown molding and a colored accent wall.

"When residents walk in, they no longer feel like they're at any apartment, any place, anywhere. It's their home, not just a place they rent," Schackman said.
